X-Sense Leak Detector

They are smart leak detectors designed to sense water accumulation or dripping in vulnerable areas (e.g. under sinks, around pipes, near appliances). 

When water is detected (even as little as ~0.4 mm deep), the sensor triggers: the LED flashes red, an alarm sounds (either on the base station or on the sensor depending on model), and a push notification is sent to your phone via the X‑Sense app.

  The estate provides three water leak sensors. Typically, one is installed near the water tank, and the other two are placed behind the toilet tanks. If you need any extra sensors, Saimir will be happy to provide them for a fee of £15 each.  

It’s important that you are present on the day of installation with your smartphone, as the sensors need to be registered. I will guide you through the setup process step by step.

 

We can only install the sensors where there is access. In some cases, after a bathroom renovation, it may be impossible to reach behind the toilet. In such cases, we will not be able to place the sensors in those locations.

 


Balcony Rails

Due to reports of peeling paint on balcony top rails, the estate has authorized touch-up work for those in the worst condition. For now, we will only be addressing the top rail of the balcony, which includes sanding, undercoating on the first day, and a final coat of paint on the second day. Depending on the balcony size, this work should take approximately three hours total across the two days. The full restoration of the entire balcony structure will be included in the estate's next scheduled decoration project. If you believe your balcony's top rail is in poor enough condition to require this interim maintenance, please contact estate management immediately by emailing dutymanager@richmondbridgeestate.co.uk.


Windows repair 

Based on the recent inspections, the estate has decided to undertake repairs on windows identified as being in poor condition. If your windows are on this list, reception will contact you directly to schedule the necessary work. This repair requires access for our decorator and may take between one to two working days to complete, depending on the current state of the windows.
